The excitement builds as we head towards the end of the
month, will we hit the targets or will we be just short or even over? It must
be close because with only a few days to go I still can't tell.
The
fiberglassing went well on Monday and I must have been good lately as the sun
shone down perfectly to order all day. I am in Exeter, Torquay and Paignton
today and am looking forward to seeing the progress in those offices,
especially Torquay where we have a new starter who has sold something straight
away.

Good morning sunshine!
The start of another week and business continues to be tough
but going in the right direction due to lots of hard work in the offices.
Personally I am taking the day off today as I have a balcony to fiberglass and
the weather is perfect so I have to take the opportunity!
As we approach the end of the month targets come into sight
and we are looking good on most counts, hopefully if we have a good sales week
we will beat all targets for March. Our new 0% commission for sellers is
proving to be popular and our new marketing is all coming together so I am
looking to the future with some quiet optimism. Hopefully the sun will stay
shining for several reasons!

What makes an Estate Agent happy? ...nothing apparently!
Bradleys had a great week last week with the best amount of
new sales agreed in a week for a very long time. Being an estate agent,
unfortunately I am never too happy and even with good sales agreed I can see
that the amount of offers generated last week was lower than the previous two
weeks so the sales may slow up a bit this week. This is the trouble with this
market and it is proving to be sporadic with pockets of activity and other
pockets of quiet. There is no apparent reason for the ups and downs we are
seeing.
The good news is our 0% commission has gone down well and we will see more instructions coming on as a result.

If you see me out and about I haven't got a new car, I just
put my personal plate that has been on retention for the last three years back
on the car before the retention certificate ran out!
I am visiting Teignmouth, Exmouth and Taunton today. St
Ives, Hayle and Camborne tomorrow so I will be well travelled again at the
start of this week.

So, what is the big secret from last week…..
Last week was very busy with 6 training sessions held in Camborne, Plymouth and in Exmouth to introduce the 'modern method of selling by conditional auction' to all of our Managers and Instruction Takers. I am sure this will prove very popular with many sellers and will bring more certainty to any sale conducted in this way. The big advantages over traditional private treaty are:
- A set time scale for a sale which can give a more structured move
- More commitment from buyers gained by non-refundable reservation fee

Vastly reduced fall through rate to just 1% average
- Guaranteed market value from transparent marketing
Oh, and I nearly forgot…. No commission. Yes, absolutely no
commission for sellers to pay.

Besides the training we had our March Board Meeting and the
results came out better than we had hoped for so very good news there.
This week as usual it is very busy with Area Meetings on
Tuesday and Wednesday. I am in Head office on Monday but back to the doctors in
Looe in the afternoon to have more tests on my dodgy chest, following on from a
virus in January.

Tune in next week...
They say the key to success is training so as we are running
training for a new way of selling all week this week let's hope there will be
plenty of success to follow! It's been a long time since anybody talked about a
new way of selling, but Bradleys have something that is both innovative and
different to that being offered by other agents and I am sure it will make
quite a stir next week when we launch it after its introduction to our teams
this week.
What is it? you will have to read my Blog next week to find
out and get a couple of days' notice prior to its full launch. Exciting isn't
it?

Financial Climate 0 - 1 Bradleys
Today is the first of the month and therefore figures day.
Normally an exciting day when the culmination of everyone's hard work all comes
together and is added up to see if together all the offices and departments of
Bradleys hit their collective target.
So far the Estate Agency on both sales and lettings have
beaten the target, Financial Management are also looking good so I am hopeful
that when all the results are in by the end of the day we should have done a
little better than expected. I have just been comparing the start of this year
to the start of last year and it shows that we are just doing a little bit
better so in this financial climate I think that is a good result. March is
traditionally when the market gets going each year and I am hopeful that we
will see sales really pick up this month. We will have to wait and see.
